Price dynamics in Tashkent's rental market: Sergeli stands out for low-cost housing
Relatively affordable rental apartments with average renovations are available in the Sergeli and Almazar districts of Tashkent, according to an analysis of rental prices for July conducted by specialists from the Institute of Macroeconomic and Regional Research under the Cabinet of Ministers of Uzbekistan.
According to the analysis, the rent for a one-room apartment in the Sergeli district with average renovations is $273, a two-room apartment is $335, a three-room apartment is $379, and a four-room apartment is $420. In the Almazar district, the rent for a one-room apartment is $288, a two-room apartment is $343, a three-room apartment is $417, and a four-room apartment is $451.
The rent for one-room apartments with average renovations increased by 0.2% compared to June, while the prices for two- and three-room apartments decreased. Specifically, the rent for two-room apartments decreased by 0.4%, the rent for three-room apartments by 1.1%, and the rent for four-room apartments by 1.6%.
Meanwhile, the highest rental prices for housing in this category were observed in the Yakkasaray district (one-room apartment – $348, two-room apartment – $438, three-room apartment – $574, four-room apartment – $604) and in the Mirabad district (one-room apartment – $334, two-room apartment – $433, three-room apartment – $557, four-room apartment – $713).
Additionally, while the average rental cost of a one-room apartment with major renovations decreased in July compared to June, the rent for two-, three-, and four-room apartments increased. During this period, the rent for one-room housing decreased by 1.5%, while the rent for two-room housing increased by an average of 0.9%, three-room by 1.2%, and four-room by 0.6%.
The lowest rental prices for housing with major renovations were observed in the Sergeli district (one-room apartment – $341, two-room apartment – $400, three-room apartment – $506, four-room apartment – $591) and in the Uchtepa district (one-room apartment – $359, two-room apartment – $438, three-room apartment – $552, four-room apartment – $671), while the highest rents were observed in the Mirabad district (one-room apartment – $447, two-room apartment – $736, three-room apartment – $1042, four-room apartment – $1300) and in the Yakkasaray district (one-room apartment – $443, two-room apartment – $658, three-room apartment – $888, four-room apartment – $1170).
In July, rental prices for apartments with average renovations decreased by an average of 0.7% compared to June, while those for apartments with major renovations decreased by 0.3%.
